Work is progressing at the Vaux housing phase II development, Sunderland, with the erection of the timber frame for 52 sustainable properties.

Principal contractor, Falcon Fox Developments, has appointed Deeside Timberframe following a competitive tender to supply and install the timber frames for the new homes.

The Vaux Housing development, which will deliver 93 homes overall, including two apartment blocks, is transforming one of the most historically significant brownfield sites in the North East into an exemplar city-centre neighbourhood that sets a new benchmark for healthy, sustainable living.

Situated on the site of the former Vaux brewery, this is rapidly becoming a vibrant business and residential neighbourhood. The scheme will offer panoramic views over the River Wear, as well as access to Riverside Park and shared spaces.

Ritchie Wharton, director at Falcon Fox Developments, said: “The development is really starting to take shape and the erection of the timber frame is such a significant moment as it puts the project on the city skyline. We are delighted to be working with Deeside Timberframe, to deliver these new modern, sustainable homes, in a cleaner, smarter way with the future in mind.

“The 52 homes are EPC A rated, the highest energy efficiency grade a home can receive. The timber frame roofs provide key environmental benefits by offering carbon storage, low embodied energy and high thermal efficiency.

“The development has been designed with a strong focus on sustainability and long-term energy performance.”

Falcon Fox Developments is a North East-based company delivering construction and civil engineering projects across the region, with a strong focus on regeneration, residential development and social value-led delivery. The business works closely with public and private sector clients and supply chain partners to support sustainable development and maximise local economic benefit through employment and procurement opportunities.

David Crawford, managing director of Deeside Timberframe, said “We are delighted to be continuing our relationship with Falcon Fox Developments on the second phase of the Vaux development. Having already worked together successfully, it's great to build on that partnership and support the delivery of another high-quality, sustainable residential scheme.

“Projects like Vaux demonstrate the significant benefits that modern timber frame construction can bring, combining faster construction, consistent factory-built quality and excellent thermal performance to create energy-efficient homes with a lower environmental impact.

“The North East is an important growth area for Deeside Timberframe and we're proud to be working with a contractor that shares our commitment to quality, sustainability and delivering lasting value for the communities in which we build. We look forward to successfully delivering another project together."
